REMODELING

EBC is equipped to tackle a wide range of residential and light commercial remodeling projects. We have developed a solid network of specialized subcontractors to carry out each individual trade in harmony with our team of in-house carpenters. Our projects typically range from $5,000 to $750,000 in price. We handle everything from kitchen and bath remodels to full stud rehabs. We'll also partner with other contractors, designers, realtors, investors, furniture builders and more. If we're unable to take care of you, we'll refer you to someone who can. Our process:

 

The first step in your journey to a beautiful finished project begins with getting in contact with us. There are multiple ways to do so on this website, however, the most effective way is to pick up your phone and dial

The purpose of our initial phone call is to determine whether or not we're a good fit for your project. If we are, we'll schedule one of our team to come out to your project location and gather the information necessary to create an estimate. 

If the estimate looks good to you, we'll agree on the terms and scope of work, then sign the contract. It is at this point that the initial deposit is paid and we're officially under contract to complete the work discussed.

Before the first hammer swings, we'll need to complete the pre-construction process. This includes design, materials selections, scheduling, permitting and planning.

Once the work starts, it's time for us let the crews do their thing. We'll agree to scheduled walk throughs (typically every Friday) so that we can stay on the same page as the project continues. This can also take place over the phone if you're not able to meet on-site. It is at this time that we'll be able to address any questions, concerns or requests that you may have.

No two projects are alike. Issues may arise that prevent the work from going according to plan. You may also decide you'd like to make some changes to the project. This is where change orders come in to play. The change order process is relatively straight forward. We'll estimate the costs associated with the change and provide an updated estimate with the adjusted pricing. You'll sign off on any change order before we execute the work.

We'll determine a draw schedule in the pre-construction phase. We typically try to align our scheduled meetings with the draw schedule so you can see what you're paying for.

The final phase of the project, or punch out, is when we identify any finishing touches or remaining items that the crew needs to address. This may include finish hardware installation, shoe mould/quarter round installation, paint touch ups, caulking, fine tuning cabinet doors, making minor adjustments, etc.

Once we're satisfied with the final product, we'll sign our completion form and complete the final payment.

Pricing & Estimating

 

We have 3 primary pricing options available. These options include cost-plus, fixed price, and time and materials. There are advantages to each method depending on your most desired outcome.

Cost-Plus Pricing

In cost-plus pricing, the direct costs associated with completing the project are totaled and marked up by a static percentage. Our mark up is typically 25%. We'll provide an estimate but the actual price could ultimately be more or less than the estimate we provide. For example:

Labor = $10,000

Materials = $10,000

Permitting = $1,000

Design = $5,000

Total of direct costs = $26,000

$26,000 x 1.25 = $32,500

The total amount you pay is $32,500. This can be advantageous if you feel that the estimates you've received are too high. We may not profit as much from this pricing strategy, but at least we negate the risk of loss. Materials receipts, labor invoices from our crews, permit receipts and other documented costs will be presented to you at each draw as proof of expenses.

Fixed Price

In a "fixed price" situation we simply provide you with our estimate to complete the project and we're required to stick to that price. Our estimate will include individual line items of direct costs we estimate that we'll incur and another separate line item for our mark up. Our mark up in this case can range from 15% - 50%. This can be advantageous for you because you'll have a guaranteed price that you can count on paying aside from any change orders. However, our estimates in this case are typically higher than they would be with our other two pricing options.

Time and Materials

Time and materials pricing is exactly what it sounds like. We agree upon an hourly rate for the work discussed, provide materials receipts and bill you directly for both. This pricing structure is best suited for smaller, highly custom projects in which quality is your absolute highest priority.
